Northern California
Meet our Regional Team
The ConAm regional office in Northern California is located in Roseville, a suburb of Sacramento. Currently, properties in this region are located as far north as Chico and as far south as Los Angeles. To the west, the region stretches to the San Francisco East Bay Area and northeast to Lake Tahoe. Separate office locations are staffed in Fresno and Los Angeles, CA.
The entire Northern California portfolio consists of both conventional and affordable communities in a diverse portfolio of more than 13,000 units and 100 multifamily properties. Submarkets where ConAm currently manages properties include Sacramento, Roseville, Stockton, Modesto, Tracy, Chico, Davis, Fairfield, Hayward, Oakland, San Jose, Fresno, Bakersfield, Los Angeles and the L.A. Inland Empire.
The regional office team consists of experienced and dedicated professionals with exceptional local market knowledge. They are committed to providing the highest quality of service, balancing the goals and objectives of their clients against the desires and expectations of property residents.

Regional Team
Andre Ladrech
Senior Regional Vice President, Northern and Central California
Mr. Ladrech is responsible for the management of ConAm's Northern and Central California portfolio.
Geographically, this region encompasses Los Angeles and the Los Angeles Inland Empire, the California Central Valley, and the San Francisco Bay Area. Mr. Ladrech directs the operations of the region from three regional offices located in Glendale, Fresno, and Roseville California. Currently, the region consists of 98 properties and approximately 11,000 conventional and affordable multi-family units. Mr. Ladrech interfaces directly with ConAm's executive vice president, Frazier Crawford, as well as the regions portfolio managers and support staff.
Mr. Ladrech has over 20 years experience in real estate management. In addition to his current position managing multi-family properties, Mr. Ladrech has managed commercial assets including office buildings, retail shopping centers, and industrial properties. He also has significant commercial leasing, multi-family lease up, and real estate development experience.
Prior to joining ConAm in 2000, Mr. Ladrech worked for Archstone Communities as the Northern California Operations Manager. In that capacity, Mr. Ladrech managed approximately 3,000 units, locate primarily in the San Francisco Bay Area.
Mr. Ladrech holds a bachelor's degree in business administration from the University of San Diego. He also holds a master's in business administration from the University of Southern California's Graduate School of Business.
Krishna Cox
Director of Marketing and Education
Ms. Cox is responsible for the marketing and advertising efforts, as well as for the training of more than 400 on-site associates throughout ConAm's Northern, Central, and Inland Empire, California, portfolios.
She works directly with the regional vice president, regional office staff, and community associates, with regard to Associate performance and associate career development.
Ms. Cox began her career in property management as a leasing consultant for Trammell Crow Residential Services in 1997. Prior to joining ConAm in July 2006, she was a property manager for Realty Center Management, Inc.
Throughout her career she has assisted with property lease-ups and renovations, and worked with both conventional and affordable housing projects, giving her a wide range of knowledge in the industry.
Lisa McClure, ARM®
Regional Portfolio Manager
Ms. McClure is responsible for a portfolio of 1,720 apartments located in Sacramento and Roseville, California and in Stateline, Nevada. She works directly with the Regional Vice President, Regional Office Staff and Community Directors, with regard to property operations, staffing, property performance and operating standards.
Ms. McClure more than 20 years of property management experience, which includes 12 years of multi-site management. Prior to joining ConAm, she worked with BRE Properties and Trammell Crow Residential Services. Ms. McClure was instrumental in launching BRE's HOME (Home Ownership) Plan in several western states.
Ms. McClure has a bachelors degree in business with an emphasis in marketing, from Chico State University, California. She holds a California Real Estate license and an ARM designation from IREM.
Sterling L. Shorb
Senior Regional Portfolio Manager
Mr. Shorb directs operations for 2,800 apartment units in the Fresno, Firebaugh, Coalinga, and Bakersfield, California markets.
He works directly with the regional vice president, regional office staff and community managers to meets owner’s expectations for operations, staffing, and property performance. In addition, he oversees compliance issues for ConAm’s affordable communities.
Mr. Shorb has 10 years experience in the fields of real estate management, leasing, development, and computer software. Prior to his current position, for several years he served as a regional system’s coordinator for ConAm, in charge of maintaining the firm’s Northern California regional computer systems and operational review program. He was responsible for the computer networking, support, training, installation, and troubleshooting for all ConAm-managed properties in Northern California.
Previously, he was the regional property manager for a management firm in Virginia. He managed a portfolio of 1,000 units while also maintaining the office’s computer systems.
Mr. Shorb holds a bachelor’s degree in communications with a minor in marketing from James Madison University.
Jennifer Sakin
Regional Portfolio Manager
Ms. Sakin's responsibilities include the management and performance of a mixed portfolio of conventional, tax credit and HUD apartments located in San Pablo, Vallejo, San Jose, Hayward and Oakland, California.
Ms. Sakin's real estate background includes 12 years of property management of which includes five years of multi-site management. Ms. Sakin was previously with ConAm as a property manager and portfolio manager from 2003-2006. In 2006 Ms. Sakin relocated to her home state of Florida and worked for The Related Group of Florida in Miami as a regional property manager. In that capacity she managed 1,800-2,500 Market Rate, Tax Credit, Bond, Home, and Project Based Section 8 units. She rejoined ConAm in 2010.
Ms. Sakin earned a bachelors degree from California State University Hayward. She also holds a COS certification and has attended numerous affordable housing courses and seminars. Until her recent relocation back to California, she was a co-chair on the education committee for the South Florida Apartment Association.
Rebecca Jasso
Regional Portfolio Manager
Ms. Jasso is responsible for a portfolio of 605 apartment units located in Clovis, Fresno, Coalinga, Firebaugh, and Huron, California.
She works directly with the senior regional portfolio manager, regional office staff and community Managers, with regard to property operations, staffing, property performance, program compliance and operating standards.
Ms. Jasso has 15 years of property management experience that includes ten years of multi site management at tax credit, Section 8 subsidized, and conventional market properties.
Ms. Jasso spent four years with S.A. Properties in Fresno. In 1995 she joined Consolidated Property Masters, Inc. She was instrumental in Consolidated’s AMSI accounting conversion in 1996. She trained associates on the tax credit compliance module, HUD compliance regulations and developed file systems and auditing procedures, as well as designing forms for program compliance.
Ms. Jasso holds a California real estate license, is a certified occupancy specialist as well as a certified tax credit specialist. She continues to attend annual compliance review and update training in both tax credit and affordable housing programs.
Janet Gusman
Regional Portfolio Manager
Ms. Gusman, is responsible for overseeing the management of ConAm communities located in Fresno and Bakersfield.
Ms. Gusman has nine years of property management experience in the Fresno area and began her career as a leasing professional with Elkor Properties. She later advanced to a management position with Pacific Living Properties, Inc., where most recently she was a regional manager overseeing 1,238 units, prior to joining ConAm in 2007.
Kim Meritt
Regional Portfolio Manager
Ms. Meritt's responsibilities include the management and performance of a mixed portfolio of conventional, tax credit and HUD apartments located in Modesto, Tracy, Salinas and Sonora, California.
She works directly with the regional vice president, regional office staff and community managers, with regard to property operations, staffing, property performance and operating standards.
Ms. Meritt has 13 years experience in property management, which includes three years of multi site management. She was promoted to regional manager with Aspen Square Management prior to working for ConAm. In that capacity, she was responsible for general management of 12 conventional properties in Northern California.
She holds a California real estate license and a tax credit certification from the Housing Credit College of Elizabeth Moreland Consulting, Inc.
Juanita Ramirez
Regional Portfolio Manager
Ms. Ramirez is responsible for a portfolio of tax credit/HUD apartments located in Sacramento, Ceres, Stockton, and Tracy, California.
She works directly with the regional vice president, regional office staff and community managers, with regard to property operations, staffing, property performance and operating standards.
Ms. Ramirez’s property management resume includes six years of on-site experience at multifamily tax credit properties. She was promoted to assistant property supervisor and most recently regional portfolio manager. She was responsible for the lease-up of three tax-credit/HUD properties and will be in charge of a new multifamily, tax credit/RD farm labor property.
Prior to joining ConAm, Ms. Ramirez spent 14 years with the San Joaquin County Human Services Agency.
Ms. Ramirez holds a California real estate license. She completed her tax credit certification through the Housing Credit College of Elizabeth Moreland Consulting, Inc. She has her COS and TCS designation with NICHM. She is a certified manager in USDA Farm Labor, 514–516 Programs. She is also fluent in Spanish.
Stacey Rabe
Regional Portfolio Manager
Ms. Rabe currently supervises a portfolio of seven apartment communities (1,350 units) located in Sacramento, Davis, Fairfield, and Orangevale, California as well as Reno, Nevada.
She works directly with the regional vice president, regional office staff and community managers, with regard to property operations, staffing, property performance and operating standards.
Her responsibilities include preparation of annual budgets, monthly operating reports, preserving the asset and the fiscal management of operations. Maximizing net operating income and expense control through effective supervision of on-site staff, is a key area of focus for Ms. Rabe.
Ms. Rabe joined ConAm in 2008 with more than 15 years experience managing multifamily housing in the Los Angeles market where she gained extensive experience in property renovation, repositioning, and student housing. Prior to joining ConAm she worked as a regional manager for top-tier firms such as Riverstone Residential Group, Stratus Real Estate, Mayer/HAPI Management, and Pinnacle Realty.
Ms. Rabe graduated from UC Santa Barbara with a bachelor's degree in communications and holds a California real estate license.
Lisa Muñiz
Regional Portfolio Manager
Ms. Muñiz is responsible for overseeing management operations for a portfolio of Affordable, Tax Credit, and Rural Development apartment communities located in Sacramento and Stockton, California.
Ms. Muñiz began her career with ConAm in 2005 as a business manager and was rapidly promoted to community manager. In that position she was responsible for the successful lease-up of a 76-unit farm labor community.
As assistant regional portfolio manager, Ms. Muñiz works directly with the regional vice president, regional office staff and community managers, with regards to property operations, staffing, property performance and operating standards.
Ms. Muñiz holds a California Real Estate license and has completed her Tax Credit certification through the Housing Credit College of Elizabeth Moreland Consulting, Inc.. She is also certified in USDA Farm Labor Programs. In addition, she holds degrees in liberal arts and family consumer science. She is also fluent in Spanish.
Nicole Santa Maria
Area Manager
Ms. Santa Maria oversees the performance, operations and staffing of 491 apartments within the Fresno area and its rural surroundings.
Ms. Santa Maria joined ConAm in 2005 as an assistant community manager. Prior to being promoted to current position as area manager, she was the community manager for the largest community in the Fresno region. In that capacity, she oversaw the community’s total renovation, as well as and all aspects of its subsidized housing program.
Ms. Santa Maria has a degree in Sociology from Fresno State. She was also nominated as Manager of the Year, two years running, by the California Apartment Association.
Karen A. Thaler
Senior Regional Portfolio Manager
Ms. Thaler is responsible for overseeing operations for a 1,333-unit apartment portfolio in the Los Angeles/Inland Empire market.
She works directly with the regional vice president in Sacramento, the regional office staff and community managers to meet the expectations of the owners. Her responsibilities include directing community operations, staffing and property financial performance, as well as compliance issues for ConAm's affordable housing communities.
Ms. Thaler has over 20 years experience in the multifamily real estate industry. She began her career as a leasing agent and over the years has gained a wealth of knowledge in all aspects of property management from the site level to multi-property portfolio, region-wide supervision.
Prior to joining ConAm, Ms. Thaler worked for R&B Property Management, PCS Property Management, Essex Property Trust and most recently held a senior role with Riverstone Residential Group, overseeing an 1,800-unit portfolio of both conventional and affordable housing communities located in the Los Angeles area.
Ms. Thaler actively participates in IREM and holds a California real estate license.
Grace Pickford
Regional Portfolio Manager
Ms. Pickford joined the ConAm team in 2010 and oversees a portfolio of apartment communities located throughout the Inland Empire.
Ms. Pickford has more than 10 years of experience in multifamily real estate and has extensive experience in the Southern California market. Prior to joining ConAm, she worked at Riverstone Residential, Stratus Real Estate and Carmel Partners.
Ms. Pickford attended Orange Coast College in Costa Mesa, CA, and holds a California Real Estate license.
April Deakin
Regional Portfolio Manager
Ms. Deakin is responsible for overseeing the management of approximately 829 units located throughout the greater Bakersfield, CA area. Her primary responsibilities include staff management, regular scheduled site inspections, promoting effective leasing activity, financial performance, annual budget preparation, and client relations.
Ms. Deakin has 7 years of property management experience, and began her career as a leasing consultant with Tandem Properties. She later advanced her career with positions at Acadian Properties and most recently, Sentinel Real Estate Corp.
Maria Renteria
Regional Portfolio Manager
Ms. Renteria currently oversees a portfolio of 1,097 apartment units located throughout the Inland Empire. Ms. Renteria joined ConAm in 2010, and has more than 18 years of experience working in the multifamily industry. She began her multifamily career as a leasing consultant with Western National Group and has since worked for several top-tier companies and public housing agencies.
Most recently Ms. Renteria worked with the San Bernardino County Housing Authority where she was responsible for overseeing all aspects of affordable housing including case management, staff supervision, dispute resolutions, Federal inspections and participant hearings.
Ms. Renteria is a licensed Realtor and serves on the board of directors of Inland Fair Housing and Mediation.
Kara Tull
Regional Systems Coordinator
Ms. Tull is responsible for training, auditing and system support for ConAm associates and apartment communities located throughout the Inland Empire.
Ms. Tull began her property management career in 1998 as a leasing professional with R & B Management. She later advanced to a management level position with Legacy Partners Residential, where she was a senior business manager overseeing 1,493 units. Ms. Tull joined the Con Am team in 2005 as the regional systems coordinator for the Los Angeles area. She left ConAm in 2006 to work as the accounting supervisor for Sky Properties Inc., but rejoined the ConAm team in December of 2007, to provide management support for the firm's new Inland Empire operations.
With more than 10 years experience in property management, Ms. Tull has a wide knowledge of all onsite positions and is well-versed in compliance issues governing both conventional and tax credit communities.
Usu Tandel
Regional Systems Coordinator
Ms. Tandel is responsible for the training, auditing and technical support for a portfolio of 28 apartment communities
(4,754 units) located in Sacramento, Fairfield, Oakland, Hayward Modesto, Stockton, Chico and Tracy, California and Lake Tahoe and Reno, NV.
Ms. Tandel’s background includes 16 years of property management experience with more than 10 years experience in the training of new associates. She has been a member of ConAm’s Circle of Excellence® team since 1997 and was one of the region’s top on-site community managers until her promotion to the regional office as regional administrator in 2002. During her tenure as regional administrator, she was actively involved with the hiring and training of associates throughout the region. In addition, she has also been involved with the implementation of new standards for reporting and audit policies.
She has worked extensively with AMSI, Rent Roll, and Intuit (MRI) management programs, and was a key team member in ConAm’s conversion to MRI software in the Northern California region.
Michelle Montoya
Regional Systems Coordinator
Ms Montoya is a regional systems coordinator responsible for apartment communities in Fresno California. Her duties include on-site and class room training of the software program and policies and procedures, along with auditing and technical support for a portfolio of 3,440 units located in the Fresno and Stockton areas.
Ms. Montoya's real estate background includes seven years of property management experience. She joined ConAm in 2006 as an assistant manager. Before taking on the role as the regions regional systems coordinator she held a number key positions with the company including community manager and regional administrator, where she was in involved in the recruiting, hiring, and training of new associates.
Eric Graf
Regional Maintenance Director
Mr. Graf is in charge of overseeing capital improvement projects and training of on-site maintenance service teams as well as is responsible for implementing the regions Preventative Maintenance Programs.
Prior to joining ConAm in 2008, Mr. Graf worked for 11 years at BRE Properties where he was promoted from assistance maintenance director to regional maintenance supervisor and finally assumed the role of capitol improvements manager. Prior to his involvement in the multifamily industry, Mr. Graf worked as an HVAC warranty service technician and an electrician journeyman.
Bahaman Asfestani
Regional Maintenance Supervisor, Fresno
Mr. Asfestani is responsible for overseeing maintenance issues for a 2,447-unit apartment portfolio, located throughout Central California.
His responsibilities include the monitoring of all aspects of on-site maintenance as well as taking the lead role in hiring all maintenance personnel for the Central Valley.
Mr. Asfestani began his career with ConAm in 2003, as maintenance supervisor for a 190-unit apartment community and over the years, he has risen through the ranks, having succeeded in a number of key on-site positions with the company. Prior to assuming his current role, he served as a project manager for a 240-unit community undergoing extensive renovation.
Gabriel Parra
Regional Maintenance Surpervisor
Mr. Parra is responsible for supervising repairs, maintenance, staffing, and maintenance training for the firm's Tax Credit/HUD communities located in Sacramento, Ceres, Stockton, and Tracy, CA.
He works directly with the regional facilities manager, regional office staff, community directors, maintenance technicians and regional portfolio managers.
Mr. Parra has a total of eight years experience in facilities management/maintenance, Prior to joining ConAm, he was a facilities technician for the Learning Care Group.
Mr. Parra holds a bachelor's degree in behavioral science and is in the process of completing his HVAC certification.
Jonathon Guy
Regional Maintenance Surpervisor
Mr. Guy is responsible for overseeing maintenance issues, staffing, and training for 4,000 units in the Los Angeles, Inland Empire and Bakersfield areas in California.
Prior to joining ConAm, Mr. Guy worked for Essex Property Trust, FPI, Sky Properties Inc., and Team PCS. Mr. Guy has 20 years experience in the industry, having previously served as a maintenance technician, operations manager, maintenance supervisor, director of maintenance, and regional maintenance director.
Mr. Guy holds a bachelor's of science degree in finance, real estate and law, from California State Polytechnic University at Pomona, California.
